Step 2: Plant Protection Setup
Before chemistry application: pre-soak all landscaping along surfaces being cleaned. Cover delicate plants (annuals, container plants) with plastic sheeting. Identify drainage paths so we know where rinse water will flow. Lay protection on hardscape edges if needed. Standard 15-30 minutes depending on landscaping density.
Step 3: Surface-Specific Chemistry Application
Different surfaces get different chemistry. Vinyl siding: softwash sodium-hypochlorite-based solution applied through low-pressure pump. Concrete: degreaser pre-treatment for grease zones, mildew chemistry for biological growth. Roof: softwash chemistry, never high-pressure. Each surface gets its appropriate chemistry, applied in the correct sequence (top-down on multi-story buildings to prevent re-staining of cleaned areas below).
Step 4: Dwell + Scrub
Chemistry needs 10-15 minutes of contact time to break biological growth and lift staining. While dwelling, we hand-scrub problem zones (corner buildup, around fixtures, deep pollen accumulation). For commercial concrete, we run the surface-cleaner pass during this window. Hand detail completes the scrub work that automated equipment cannot reach.
Step 5: Low-Pressure Rinse
Final rinse from top to bottom (gravity-friendly, prevents streak-back). Low pressure (under 800 PSI) on siding, higher pressure (3,000+ PSI) on concrete via surface cleaner. Step 6: Walkthrough & Sign-Off
